Pre-Construction Construction Cost Estimating/Management: experience includes historical research and field investigation of future project locations; providing input on contract document development to ensure scope coverage; value engineering; supporting budget discussions between stakeholders; and composing design cost estimates (conceptual, schematic, design-development, and construction document).
Construction Cost Estimating/Management: experience includes validating work in place; reviewing progress payments; merit review of potential change orders; engaging stakeholders to negotiate and define contract scope changes; developing independent cost estimates and negotiating on behalf of client.
Post-Construction Cost Estimating/Management: experience includes: site inspections to perform forensic analysis of construction loss due to fire, water, code compliance, and improper workmanship; development of restorative work scope and related cost analysis, which includes segregation of code modifications and upgrades from original as-built construction; and analysis of reporting and estimating methodologies applied by others for completed construction.
