Indoor Air Quality

For buildings and properties with mold, water damage, or chemical or biological contamination, we provide thorough investigation based on knowledge of building systems, chemistry, and microbiology. We have extensive experience investigating water losses, including documenting moisture content of building materials, inventorying mold damage, and specifying the scope of the required remediation. We have worked with owners of historic properties that had experienced fires and floods to identify water and mold damage and develop remediation plans consistent with the historical value of the properties. We have investigated chemical contamination of properties caused by misapplication of pesticides, fuel spills and chemical releases.
Mr. Rafferty has co-authored and edited books and articles on topics related to environmental health and safety, including The Industrial Hygienist's Guide to Indoor Air Quality Investigations, published by the American Industrial Hygiene Association.
Disaster Response
Rafferty & James provides rapid response to natural and man-made disasters, including floods, unintended water releases, fires, chemical spills and releases, mold problems, and Legionnaires Disease. We have provided disaster response services in high-rise apartment and office buildings, exclusive residential properties, underground communications centers, warehouses, schools, and government office buildings.

Construction issues
Rafferty & James provides industrial hygiene and public health related expertise to clients facing construction problems, both during the construction project and after the project is commissioned. When construction projects are suspended, we assess whether the property has been damaged or otherwise compromised due to water intrusion, high humidity, or spillage of chemical materials or process fluids.
Once a building is occupied, and construction defects are suspected in terms of water damage or ventilation, we are called in to investigate and make recommendations. We also provide guidance to clients on how to manage the dusts and other air quality problems that may arise during partial-building or whole-neighborhood demolition projects.
